We would like to point out the benefits of a class A commercial flex space and storage development in this location and touch on the benefits of the required improvements to the community.
The Project:
- This will be a class A, enclosed self-storage & RV / boat storage facility, along with an area of office / workshop / retail / multi-tenant buildings. Expertly designed, this will incorporate the best design elements that align with the quality and expectation of the City of Middleton and Canyon County.
- Our plan provides the highest and best use with the lowest impact on this space and neighboring areas, versus having other uses, such as an unsightly open gravel pit or vehicle parking on unpaved, uncovered surfaces.
- Our extensive market research shows there is existing demand as well as near term demand for self-storage and flex space in this area. This is proven by the many vehicles and equipment parked in fields along Highway 44 and beyond.
- This development also matches perfectly with the goals and objectives identified by the 2030 County’s Comprehensive Plan to promote economic development. Our plan also provides the least amount of light and sound disruption compared to other high impact, high traffic developments.
- In the 2030 Comprehensive Plan, the County has designated a commercial overlay zone along the 44 freeway that our parcel lies within.
Improved Safety
- We are working with Idaho Transportation to minimize access points to the parcel to provide the safest access and exit from the project
- The project will also remove dozens of boats and RV;s from having to navigate and congest both minor and major roadways throughout the Treasure Valley including Middleton and Highway 44.
